The Fitch Group credit research firm said Vista Land has multiple ways to refinance its obligations.

Vista Land & Lifescapes Inc. faces a hefty amount of debt coming due in 2027, but the property developer is not seen as being in immediate danger of default or restructuring, according to CreditSights.

The Fitch Group credit research firm, which recently initiated coverage of the Villar-led developer with a “buy” recommendation, said Vista Land has multiple ways to refinance its obligations and manage its debt through 2027.

Heavy Debt Maturities in 2027

Vista Land has around P24.4 billion in bonds due in July 2027, including a $420-million bond. It also has P5.2 billion in peso retail bonds and P16 billion in privately placed peso bonds maturing that year.

Despite the large obligations, CreditSights said refinancing the $420-million bond appears “largely manageable.” It also sees a low risk of restructuring, although it did not completely rule out the possibility.

“We believe Vista Land has enough piece-meal refinancing levers on paper to tackle the debt until end-full year 2027,” CreditSights said.

Multiple Ways to Refinance

CreditSights identified several options Vista Land can use to meet its obligations, including bank financing, asset sales, VistaREIT transactions and potential shareholder support.

The firm expects the company to refinance its onshore maturities through domestic banks. While some banks have reduced their exposure to Vista Land or the broader Villar group, CreditSights expects existing lenders to roll over or refinance maturing loans.

For the $420-million bond, potential asset-sale options include selling malls and land to third parties, transferring mall assets to VistaREIT Inc., or selling part of Vista Land’s stake in the listed real estate investment trust.

Assets Provide Additional Liquidity

CreditSights estimated Vista Land has around P83.9 billion worth of unencumbered malls and land, based on book value. It also said the company could potentially raise close to P80 billion by selling a stake in VistaREIT.

Vista Land also had around P32 billion in financial investments as of end-September 2025, with roughly P5 billion maturing within 12 months.

Together with potential shareholder funding, these options give Vista Land multiple sources of liquidity to address its 2027 debt maturities, according to CreditSights.
