Megaworld Office Renewals Surge 45.6% in First Half of 2026

Megaworld posted a 45.6% increase in office lease renewals during the first half of 2026, with strong demand across key business districts.

Office leasing activity remained strong for Megaworld during the first six months of 2026, as the property developer recorded a significant increase in contract renewals across its business districts nationwide. The company renewed around 122,000 square meters of office leases during the period, marking a 45.6% increase from the 83,353 square meters renewed in the first half of 2025.

The renewed contracts were spread across several of Megaworld’s integrated townships, reflecting continued demand from companies seeking office locations within mixed-use developments. 

Among the biggest contributors was Eastwood City, which accounted for about 30% of total lease renewals. Other major renewal hubs included Uptown Bonifacio and McKinley Hill in Taguig City, Iloilo Business Park in Iloilo City, and Southwoods City in Biñan, Laguna, and Carmona, Cavite. Additional renewals were recorded in Makati City, Las Piñas City, ArcoVia City in Pasig, and The Mactan Newtown in Lapu-Lapu City, Cebu.

Township Model Continues to Attract Businesses

Megaworld attributed the strong performance to the appeal of its township developments, which combine office spaces with residential communities, retail centers, hotels, transportation access, and open areas within a single location.

The company also reported that 24 of its office towers nationwide are now fully occupied, representing a combined 430,000 square meters of gross leasable area (GLA). These buildings are located across Metro Manila as well as major regional centers such as Cebu, Iloilo, Pampanga, and Davao.

Expansion Plans and Revenue Growth

Megaworld’s office leasing segment continued to contribute significantly to its revenues. During the first quarter of 2026, the company generated P3.8 billion in office leasing revenues while completing nearly 100,000 square meters of office lease transactions.

To support future demand, Megaworld is set to complete new office developments this year at Northwin Global City in Marilao and Bocaue, Bulacan, The Upper East in Bacolod City, and Davao Park District in Davao City. These projects are expected to add approximately 51,000 square meters of new office inventory to its portfolio.

The company’s office leasing revenues reached P14.9 billion in 2025, an 11% increase year-on-year, driven by new assets, rental escalations, lease renewals, and sustained demand from BPO firms and multinational companies.

As Megaworld marks its 37th year in the Philippine real estate industry, the growth in office renewals highlights continued confidence in the country’s business environment.
