Demand for beachfront residential developments in Northern Luzon continues to gain momentum, with property values at Ilocandia Beach Village in Laoag City climbing just months after the project's launch.

Located within Megaworld's 84-hectare Ilocandia Coastown township, the 19.4-hectare residential village recorded a 24% increase in lot prices over four months. Lots that were initially offered at P28,800 per square meter when the project was introduced in March are now priced at P35,300 per square meter as of the end of June.

The increase follows strong market demand for the development, with the project's first phase selling out only weeks after it was launched. The early sellout reflects growing buyer interest in integrated beachfront communities that combine residential living with lifestyle and leisure components.

According to Megaworld, the response from buyers also reflects increasing confidence in Ilocos Norte as both an investment destination and a place for long-term living, particularly as more large-scale developments are introduced in the province.

A Master-Planned Beachfront Community

Ilocandia Beach Village is planned as a residential enclave featuring 446 lots ranging from 230 to 406 square meters. The development occupies a coastal location along the western shoreline of Laoag City and forms part of the larger Ilocandia Coastown township.

Beyond residential lots, the project is designed to offer a resort-inspired environment through shared open spaces and recreational amenities. Plans include a two-story clubhouse, a central park, jogging paths, landscaped linear parks, and multi-purpose sports courts.

The township will also feature the Ilocandia Beach Club, envisioned as a beachfront lifestyle destination with restaurants, cafés, retail spaces, and direct access to the shoreline. The concept draws inspiration from internationally known beach destinations such as Sentosa in Singapore and Australia's Bondi and Manly beaches.

Rising Interest in Lifestyle Townships

The project reflects a broader trend in Philippine real estate, where buyers are increasingly looking beyond standalone residential developments in favor of integrated townships that combine housing, commercial spaces, leisure facilities, and public amenities within a single community.

As more infrastructure projects and tourism investments continue to reach Northern Luzon, destinations such as Ilocos Norte are drawing greater attention from both homebuyers and property investors seeking opportunities outside traditional metropolitan markets.

Land development for Ilocandia Coastown is scheduled to begin early next year, marking another step in Megaworld's expansion of its township portfolio, which now spans dozens of integrated developments across Luzon, Visayas, and Mindanao.
