Megaworld is expanding its footprint in Palawan with a new township development in Puerto Princesa, marking another step in its push to grow integrated communities outside Metro Manila. The project, in partnership with its subsidiary Suntrust Properties, will transform a six-hectare property into a mixed-use lifestyle estate.
Located along Puerto Princesa South Road and overlooking Puerto Princesa Bay, the development will feature a mix of residential condominiums, hotel developments, and commercial retail spaces. Once completed, the project will become Megaworld’s 31st township nationwide.

Integrated Lifestyle Estate in Puerto Princesa
The upcoming development, to be known as Baytown Palawan, is designed to combine residential, commercial, and hospitality components within a single environment. The township model aims to create a self-contained community where different property segments support overall activity.
“Finally, we are building our signature concept of a 'lifestyle estate' in this Palawan capital city where the residential components of the township perfectly blend with the commercial hub, and of course, the hotel developments within the mix as well. Our themed residential condominium clusters will complement the city's relaxing natural environment,” Suntrust Properties President Harrison Paltongan said.
Megaworld officials noted that the concept draws inspiration from its established urban developments, adapting the model to fit the local landscape and tourism-driven economy of Puerto Princesa.
“We are bringing the vibrant concept of our very own Forbes Town BGC to Puerto Princesa. We are excited on how Baytown will be able to transform the cityscape of Puerto Princesa,” Megaworld Palawan Vice President for Sales and Marketing Javier Romeo Abustan said.
Expansion in Palawan Continues
Suntrust will lead the development of most residential condominium clusters within the estate, while Megaworld is set to introduce an upscale residential enclave as part of the project. Land development is expected to begin soon, with around P7 billion allocated for the project over the next five years.
The Puerto Princesa township will be Megaworld’s second development in Palawan. The company is also currently developing Paragua Coastown, a large-scale eco-tourism estate spanning 462 hectares.
Several residential, commercial, and hospitality components have already been launched in the San Vicente project, with land development activities ongoing.
The new Puerto Princesa township reflects Megaworld’s continued expansion into key provincial destinations, particularly areas with strong tourism potential and long-term growth prospects.
